Flat, later, shorter: how to price for Europe's 2026 vacation rental market

Europe's vacation rental market is not shrinking. It is changing shape. New figures from Key Data show European occupancy at 35% for 2026 year to date (+1%), average daily rates flat at €178 and RevPAR up 1% to €63. Yet many property managers say the market feels harder. The reason is not demand volume. It is how guests book.

Guests book later

In 2023, 18% of European reservations were made within a week of arrival. In 2026 that share reached 26%. Nearly half of all check-ins (49.2%) are now booked less than 30 days ahead.

Late bookings also command a lower Average Daily Rate (ADR). Stays booked 180 days or more ahead earn an average daily rate of €247.32, against €120.00 for stays booked within a week. Last-minute bookings make up a quarter of reservations but bring in just 13% of revenue, while bookings made 180+ days ahead are 11% of reservations and 22% of revenue.

Guests stay shorter

The classic seven-night break is losing ground fast. Stays of six to eight nights fell from 39% of European reservations in 2023 to 27% in 2026. Short breaks of one to five nights now account for two thirds of bookings. The week still brings the most revenue, 40% of it, so the challenge is to capture short-break demand without giving away the value of longer stays.

Guests cancel more

European cancellation rates rose to 11.9%. In Spain, more than one in four bookings cancels (26.6%). Only just over half of European cancellations were rebooked in 2025.

Different guests, different channels

Key Data describes two ends of a spectrum: "the Planner", who books months ahead and goes direct, and "Last Minute Larry", who books the week before through an OTA and spends less. Booking.com and Airbnb take 82% of bookings made within seven days, while direct takes 68.9% of bookings made 180 or more days ahead. Property size follows the same split: 72% of studio stays are booked within 30 days, while 52% of stays in homes with four or more bedrooms are booked more than 91 days ahead. Countries diverge too. Spain and Italy grew RevPAR by 10%, while Belgium fell 5% and the UK 1%.

One price no longer fits every guest

Key Data's conclusion is clear: rates are flat, so revenue depends on discipline and segmentation. The same property now sells to early planners who pay double, to last-minute guests who pay less, to short-break guests and to week-long families, each through different channels.

How to price for the new market

  1. Protect early demand. Early bookers pay 2.06x more per night. Load rates far ahead and use Early Bird offers to secure them, rather than discounting late.
  2. Target late demand, don't chase it. Use Last-Minute promotions and price floors for the final week instead of cutting your base rate for everyone.
  3. Offer a choice of policies. Run a flexible rate next to a discounted non-refundable rate, so guests choose between price and flexibility.
  4. Price by length of stay. Use length-of-stay pricing, flexible minimum stays and bookable gap nights for the growing short-break market.
  5. Price by channel. Reflect each channel's cost, guest and cancellation profile with channel-specific pricing.
  6. Price by market. Use geo-targeted promotions for growing source markets, and mobile and member-only deals to reach high-value guest groups.
